The house also lies within walking distance of the town centre, as well as the Borders General Hospital, including the new rail-link running from Tweedbank to Edinburgh which is only one and a half miles away.
Internally, the accommodation, lies across three floors and comprises four main bedrooms, an ensuite shower room, a family bathroom, an attic bedroom with ensuite shower room, a sitting room, a dining room, a dining kitchen, a utility room, and a downstairs wc.
Externally, there is generous driveway parking to the front and an integral garage. The garden lies to the front and sides with extensive decking, lawn area, greenhouse and provides an excellent entertaining space with access from the kitchen and the utility room.
Only one and a half miles from the new Borders Railway, which runs from Tweedbank to Edinburgh, it is conveniently located for commuting, and sits in a strong primary and secondary school catchment, with private schooling also in the town. Edinburgh is also easily accessible via the A68, or the A7 with most Borders towns readily available from this central location.

Coming from Edinburgh take the A68 South, passing through Pathhead, Lauder and Earlston. On reaching the roundabout, approximately three miles outside Earlston, turn right onto the A6091 Signposted Melrose and Galashiels.
Take the turn-off for Melrose and proceed into the Market Square. Turn immediately left and go up Dingleton Road, passing underneath the by-pass. Continue on this road up the hill and turn right on to Chiefswood Road, just before the golf course, and take the first right in to the cul-de-sac. Number 43 sits immediately in front of you.
