Search and Acquisitions: step-by-step guide and fee structures
Step one, we will discuss your specific requirements, which will include the geographical area you are looking at, the educational facilities locally and nationally, your potential commute to work, transport infrastructure and local amenities. We will also advise on current market conditions, and the way property is bought and sold in Scotland.
Step two, we will look at what is available in the current market, in particular researching those properties that remain ‘off-market’. From this we will create a short-list of properties which we will discuss.
Step three, we will visit these properties where appropriate, and draft up a comprehensive report, with further photos, plus an honest appraisal to allow you to make the decision to view for yourselves. We can then organise your viewings.
Step four, should you wish to take things further, we can either have the property surveyed, although the Home Report may answer the relevant questions, or put in an offer to the selling agents and begin the negotiations.
Step five, we need to ensure where the offer has been successful, that the transaction proceeds smoothly via both legal representatives, and we will be delighted to offer any additional help or guidance with regard to moving and the logistics that surround it. We will not rest until missives have concluded, and you have a legally binding contract.
If we are not successful in our search or acquisition we will repeat steps two to five accordingly, until we find you that dream home!
Our fees are usually structured as follows:
Registration (Search) Fee: Payable upfront, and is valid for 6 months. It will be deducted from the final balance. The size of the registration fee will be determined by the search area and value of the property(s).
Finders (Acquisition) Fee: Will be payable on the conclusion of missives. The amount will be a % of the final purchase fee, less the registration fee.
