We offer a wide range of services which we are happy to discuss in confidence:
Being an independent hybrid estate agent we are able to market your property for less, providing an excellent service without compromising quality.
With over 12 years of experience in the local area and occupying an office just off the High Street in Melrose, we are accessible 7 days a week. By understanding the key aspects of online and high street estate agents we offer a new approach to estate agency, mixing traditional values of personal service with online convenience.
By listing our properties on the best property-portal websites, such as Rightmove, Zoopla, PrimeLocation and S1 Homes, as well as our Macpherson Property site, we are able to provide local, national and international exposure 24 hours a day, 7 days a week, 365 days a year.
We offer a free, no-obligation market appraisal where we will advise on important matters such as pricing, timing and any necessary legal requirements such as the Home Report.
When engaged as your agent we expose your property to a range of property portals, as well as providing professional sales brochures with high quality photographs, floor plans and maps, all of which are also downloadable from the website. In addition, we have a database of buyers and offer for-sale boards and viewings as part of your bespoke package.
As a member of the National Association of Estate Agents (NAEA) plus the Ombudsman of Estate Agents and the OFT Redress Scheme, we are here to offer you the best possible advice and high levels of customer service on property-related matters, should you be looking to buy or sell.

Sometimes personal circumstances necessitate a slightly different campaign, so we also market property for sale privately.
Effectively, we take on your property and promote it 'off-market' to people we have listed on our database and who are actively looking for property for sale in the region, and are usually in a position to buy immediately. This can sometimes work very well in the quieter months of the year or when you do not want to publicly announce that you are moving on.
There can still be costs associated with this type of marketing, in particular the need for a Home Report, but we can advise on what is necessary and what is not - dependent on your circumstances.
To enquire about how we can market your property for sale privately, or if you wish to be informed of upcoming property that might never come to market, please call us on 01896 820 226 or contact us for further information.
As of the 1st December 2008, nearly every residential property for sale in Scotland has to be marketed with a Home Report. However, there are some exceptions to the legislation, so if you are unsure please call us on 01896 820 226 or contact us for further information.
Ultimately, the Home Report contains three documents:
- An Energy Report (EPC) contains an assessment by a surveyor of the energy efficiency of the home and its environmental impact. It also recommends ways to improve its energy efficiency.
- A Property Questionnaire is completed by the seller of the home. It contains extra information about the home, such as Council Tax banding and factoring costs that will be useful to buyers.
- A Single Survey & Mortgage Valuation Report contains an assessment by a surveyor of the condition of the home, a valuation and an accessibility audit for people with particular needs.
The legislation says that the report should be no more than 12 weeks old when the house is placed on the market, and whilst there is no actual shelf-life for the report, a replacement may be required, at the time of offer, if a property has been on the market for a long period of time. A house for sale which has a Home Report can be taken off the market for 28 days without needing a fresh Home Report, and re-launched accordingly.
It should be noted that the report must be ready prior to marketing and available to all genuine purchasers within nine days of their requesting it.
There is a cost associated with the Home Report, and it can vary dependent on the value of the property. We can advise further on potential costs prior to taking things forward.
Should you require any further advice with regard to the Home Report or the sale of your own property, please call us on 01896 820 226 or contact us for further information.

PLOTS & DEVELOPMENTS:
Plots & Developments are an integral part of estate agency, with more and more people confident about their ability to self-build from scratch, or convert old buildings. Even properties previously used as commercial premises, which offer unique opportunities to convert to residential use, subject to the necessary planning requirements, are becoming more and more common.
At Macpherson Property we can offer specific advice on small residential development sites or conversion and self-build opportunities across the region.
Whilst the majority of development sites may already hold planning permission, we can advise on ideas relating to house type, size and pricing, and discuss market trends which will help you decide which product is right for a specific area.
We can also make recommendations on the best use of additional land or outbuildings that you may own which may offer potential for development or add value to your property.
For a preliminary, no-obligation market appraisal, please call us on 01896 820 226 or contact us for further information.
We provide two packages for property owners to choose between within our Residential Lettings service:

- A Fully Managed Service.
We offer free no-obligation market appraisals on all rental property and we can advise you on the current legal requirements to ensure your property complies with current legislation. Once we have visited, we will provide you with written recommendations plus a breakdown of the fees, costs and your liabilities as a landlord, associated with your preferred service package, both of which involve credit and reference checks and the drawing up of the lease and relevant legal forms.
As with Residential Sales, we will place your property on Rightmove, Zoopla, PrimeLocation, S1 Homes and the Macpherson Property website offering you excellent exposure to find you the best tenants.
Alternatively, if you are looking for an investment purchase, whether single or multiple units, we can advise you prior to purchase as to whether the property is a good investment opportunity that matches your investment goals.

CONVEYANCING & LEGALS:
Anyone wishing to submit an offer on any of the property we have for sale needs to engage a Scottish solicitor.
We have worked closely with a number of local solicitors over the years, involved on both sides of the transaction, and can provide recommendations accordingly. We are also able to advise sellers and buyers on the basic steps of the conveyancing process, from making an offer to progressing with the missives.
If you would like us to recommend a Scottish solicitor to assist in the conveyancing of the property you are selling or buying, please call us on 01896 820 226 or contact us for further information.
