** CLOSING DATE FOR OFFERS FRIDAY 13TH MAY AT 12 NOON**The Garden Flat is a quite unique three bedroomed lower ground floor apartment, forming part of an impressive ‘B’ Listed property which lies on the through road into Selkirk, an easy walk for the town centre. Dating back to the mid 1800’s, the property was sympathetically converted into four dwellings during the late 1970’s, with this property retaining the advantage of its own private garden, along with an extremely useful garden store room, which is a real benefit and could suit a number of uses.
Although now at a stage where some updating would be beneficial the property has much character and masses of potential, with comfortably proportioned accommodation, good storage and gas central heating. There are some lovely views to the rear and a private parking space to the front.
Positioned around six miles from Railway stations in either Galashiels or Tweedbank, both providing a regular train service to Edinburgh with free parking at Tweedbank, Selkirk enjoys excellent access to Edinburgh and other Border towns via the A7 and is well served by public transport. It is a great location for anyone who can work in the main from home, but need easy access to Edinburgh.
Internally the accommodation comprises: three bedrooms; one of which is ideal for use as a dining room or home office, a recently refitted internal shower room with easy access shower, a sitting room with bay window and fireplace, and a kitchen large enough for a small breakfast table. Two large box room style cupboards give excellent storage space.
Externally, the property is reached by an exterior flight of steps to the right hand side of the building and has private gardens running along the rear, laid primarily to grass and screened by hedging. To the far end lies the garden store room, which could make a lovely studio or such like. The private parking space lies to the front of the building, set just in front of the gate leading through to the property.
