We offer the following range of services which we are happy to discuss in confidence

Residential sales

We combine the best of the high street and online agents to provide value for money with no compromise on quality. As Residential Sales Specialists, with over 20 years of experience in the area, we are able to offer trusted advice combined with extensive local knowledge, and we provide a personal, proactive, professional service you can rely on.

The process begins with a free, no-obligation pre-sale valuation where we will advise on important matters such as market conditions, pricing, timings and any necessary legal requirements such as the Home Report. This includes advising on how to present your property for sale and recommendations with regard to mortgage advisors and solicitors.

When engaged as your agent we will expose your property to our extensive database of buyers, plus a range of property portals and ensure you get the maximum exposure locally, nationally & internationally by placing you on the top property portals available: Rightmove, Zoopla, PrimeLocation, OnTheMarket, providing your property with exposure 24 hours a day, 7 days a week, 365 days a year.

We also provide high quality sales brochures with professional photography (drones, videos and slideshows), floor plans and maps, all of which are also downloadable from the website. In addition, we have a database of buyers and offer for-sale boards and viewings and extensive social media marketing, which includes Facebook, X (formerly Twitter), LinkedIn and Instagram as part of your bespoke package, ensuring we cover every angle possible.

As a member of the National Association of Estate Agents (NAEA) plus The Property Ombudsman and the OFT Redress Scheme, we are here to offer you the best possible advice and high levels of customer care on property-related matters, should you be looking to buy or sell.

Because we are passionate about what we do, we will assist you throughout the entire property transaction process from start to finish. We go that extra mile.

Private Sales

Sometimes, personal circumstances necessitate a slightly different approach, and we can market property for sale privately.

Effectively, we are instructed to sell property and promote it 'off-market' to people we have listed on our database who are actively looking for property for sale in the region and that are usually in a position to buy immediately. This can sometimes work very well in the quieter months of the year or when you do not want to publicly announce that you are moving on.

There can still be costs associated with this type of marketing, in particular the need for a Home Report, but we can advise on what is necessary and what is not - dependent on your circumstances.

To enquire about how we market property for sale privately, or if you wish to be informed of upcoming property that might never come to market, please call us on 01896 820 226 or book your free, no-obligation pre-sale valuation online.

Property Purchasing Service

Alternatively, we offer a Property Purchasing Service should you require us to act on your behalf in the purchasing of a residential property in the local area.

This can be particularly beneficial if you are not familiar with the location, do not live locally, or do not have enough time to find a property.

There is a fee involved with this service, and we would happily provide you with a proposal should this be of interest, which will allow you to see how it works and how we can help you find your dream home.

Call us on 01896 820 226 or contact us to discuss your requirements further.

Home Report

Since 1st December 2008, nearly every residential property for sale in Scotland has to be marketed with a Home Report. However, there are some exceptions to the legislation, so if you are unsure please call us on 01896 820 226 or contact us for further information.

Ultimately, the Home Report contains three documents:

  1. An Energy Report (EPC) contains an assessment by a surveyor of the energy efficiency of the home and its environmental impact. It also recommends ways to improve its energy efficiency.
  2. A Property Questionnaire is completed by the seller of the home. It contains extra information about the home, such as Council Tax banding, utility provision and factoring costs that will be useful for buyers to know.
  3. A Single Survey & Mortgage Valuation Report contains an assessment by a surveyor of the condition of the home, which includes a valuation (which is crucial for lending purposes) and an accessibility audit for people with particular needs.

The legislation says that the report should be no more than 12 weeks old when the house is placed on the market, and whilst there is no actual shelf-life for the report, a replacement may be required, at the time of offer, if a property has been on the market for over 3 months. A house for sale which has a Home Report can be taken off the market for 28 days without needing a replacement Home Report, and re-launched accordingly.

It should be noted that the report must be ready prior to marketing and available to all genuine purchasers within nine days of their requesting it.

There is a cost associated with the Home Report, and it can vary dependent on the value of the property. We can advise further on potential costs prior to taking things forward.

Should you require any further advice with regard to the Home Report or the sale of your own property, please call us on 01896 820 226 or contact us for further information.

Residential Plots & Developments are an integral part of estate agency, with more and more people confident about their ability to self-build from scratch, or convert old or vacant buildings. Even properties previously used as commercial premises, which offer unique opportunities to convert to residential use, subject to the necessary planning requirements, are becoming more and more common.

At Macpherson Property we can offer specific advice on small residential development sites or conversion and self-build opportunities across the region.

Whilst the majority of development sites may already hold planning permission, we can advise on ideas relating to house type, size and pricing, and discuss market trends which will help you decide which product is right for a specific area.

We can also make recommendations on the best use of additional land or outbuildings that you may own which may offer potential for development or add value to your property.

For a preliminary, no-obligation market appraisal, please call us on 01896 820 226 or contact us for further information.

Empty House Inspections

We also provide a bespoke offering for those clients who are looking for a private property monitoring service. This is particularly beneficial to those that spend a great deal of time away from their home, or for people who have second homes and require someone to pop in from time to time to satisfy their insurers, have meters read or simply for peace of mind that someone is keeping an eye on things.

If this is something of interest we would be delighted to talk you through it, so please call us on 01896 820 226 or contact us to discuss your requirements further.

Whilst we do not provide financial service, we do have excellent links with a number of mortgage brokers and financial advisors in the area. This allows us to offer our customers the opportunity to obtain the best advice possible and subsequently the most competitive mortgage rates available.

Not only do they have access to an array of products to suit your needs, the initial consultation will be free and they may also provide you with the necessary peace of mind when re-mortgaging, or indeed buying a property.

It is now more and more important to sit down with a broker to discuss what you are considering, which will then allow you to understand your limitations with regard to budget. Obtaining a mortgage in principle, if you require borrowing, is a very important part of the buying process.

Please call us on 01896 820 226 or contact us for a preliminary conversation regarding your requirements.

Anyone wishing to submit an offer on any property for sale in Scotland needs to engage a Scottish solicitor.

Having worked closely with a number of local solicitors over the years, involved on both sides of the transaction, we can provide recommendations accordingly. We are also able to advise sellers and buyers on the basic steps of the conveyancing process, from making an offer to progressing with the missives.

If you would like us to recommend a Scottish solicitor to assist in the conveyancing of the property you are selling or buying, please call us on 01896 820 226 or contact us for further information.
