Private Sales

Sometimes, personal circumstances necessitate a slightly different approach, and we can market property for sale privately.

Effectively, we are instructed to sell property and promote it 'off-market' to people we have listed on our database who are actively looking for property for sale in the region and that are usually in a position to buy immediately. This can sometimes work very well in the quieter months of the year or when you do not want to publicly announce that you are moving on.

There can still be costs associated with this type of marketing, in particular the need for a Home Report, but we can advise on what is necessary and what is not - dependent on your circumstances.

Property Purchasing Service

Alternatively, we offer a Property Purchasing Service should you require us to act on your behalf in the purchasing of a residential property in the local area.

This can be particularly beneficial if you are not familiar with the location, do not live locally, or do not have enough time to find a property.

Home Report

Since 1st December 2008, nearly every residential property for sale in Scotland has to be marketed with a Home Report. However, there are some exceptions to the legislation, so if you are unsure please call us on 01896 820 226 or contact us for further information.

Ultimately, the Home Report contains three documents:

  1. An Energy Report (EPC) contains an assessment by a surveyor of the energy efficiency of the home and its environmental impact. It also recommends ways to improve its energy efficiency.
  2. A Property Questionnaire is completed by the seller of the home. It contains extra information about the home, such as Council Tax banding, utility provision and factoring costs that will be useful for buyers to know.
  3. A Single Survey & Mortgage Valuation Report contains an assessment by a surveyor of the condition of the home, which includes a valuation (which is crucial for lending purposes) and an accessibility audit for people with particular needs.

The legislation says that the report should be no more than 12 weeks old when the house is placed on the market, and whilst there is no actual shelf-life for the report, a replacement may be required, at the time of offer, if a property has been on the market for over 3 months. A house for sale which has a Home Report can be taken off the market for 28 days without needing a replacement Home Report, and re-launched accordingly.

It should be noted that the report must be ready prior to marketing and available to all genuine purchasers within nine days of their requesting it.

There is a cost associated with the Home Report, and it can vary dependent on the value of the property. We can advise further on potential costs prior to taking things forward.
